They will take the utility meter readings together and confirm that the smoke alarms have been tested. The clerk hands over the keys. The tenant signs the declaration and a schedule of condition is agreed

During the inspection the current condition of the property is compared against the original inventory report. Any changes will be recorded and photographed. Final utility meter readings are taken. Keys are collected from the tenants. Recommended liability and maintenance issues are noted on the report. The report is released within 48 hours
