Before the tenant arrives, a full schedule of condition/inventory inspection is conducted. Upon arrival, the property inspector will walk the tenant through the property, taking utility meter readings together and ensuring the smoke alarms are tested. The clerk will hand over the keys, and the tenant will sign the declaration, confirming that the schedule of condition has been agreed upon. The concept of fair wear and tear is also explained to the tenant to ensure mutual understanding.
